Sheila Jelonek
Owner of a rental condominium at 120 Victory Way.
About
Sheila Jelonek testified for the prosecution on Day 16 about renting 120 Victory Way to a woman who identified herself as Kathleen O'Sullivan, whom she called Kathy. She described a tenancy beginning in August 2011 and annual advance cash payments, generally delivered at Starbucks in a handled paper bag. She identified leases admitted without objection, explaining that she had found six of seven agreements but could not locate the 2014 lease.
Under Tanya Hajjar's questioning, Jelonek compared her tenant's telephone number and an unfamiliar furnace-warranty number with entries in Government Exhibit 361. The numbers matched entries in that document, but the comparisons did not independently establish who used them. Jelonek had not verified her tenant's identity and could not identify two other women she encountered through introductions.
Jelonek also described entering the unlocked apartment after unanswered renewal calls and delivery of a nonrenewal notice in June 2018. She recalled darkened rooms, packed belongings, a treadmill and a tripod near a bed. Five interior videos and two stills were admitted without objection, and the videos were played. She said she recorded the interior partly to inventory belongings that might require storage. She ultimately permitted a one-month extension through August, when she said the tenant moved out. Marc Agnifilo declined cross-examination, and the court excused her.
